Transaction Profile Overview
Main Street Real Estate Funds has a simple strategy; own Core Assets that have a
sustainable advantage over competing investments due to their locational appeal and
risk profile. MSREF makes investments on a fully discretionary basis and utilizes a
proven and comprehensive underwriting process for all potential asset candidates.
Unlike the typical opportunity / value added fund, Main Street is driven by location
and property fundamentals first and yield second. Main Street is not looking for a buy-fix-flip
strategy for the promise of quick profits in an unknown future market.
Investment Criteria
- $10+ million in value
- Main at Main permanent locations in 1st or 2nd tier cities
- Existing or to-be-built
- Retail, Office or Industrial
Main Street seeks to purchase well located assets with excellent amenities that
act as a central element for the entire trade area and are true destinations for the
community. The location of these assets is more important than the investment criteria,
the age of the building, leasing structure, or credit quality of the existing tenancy.
Our interest level can generally be determined the same day we view the investment or within
minutes if we are already familiar with the area.
